Assessment Impact


2008 Assessment Impact Notices have been sent out to all property owners. The notice lists the 2007 Assessment for a property and the 2007-08 Town, County, and School taxes for the property. The notice also lists the proposed 2008 Assessment for the property and the tax impact of the assessment change based on the 2007-08 tax levies. The Impact Notice is NOT an estimate of future taxes for the property.

If you believe that the 2008 Proposed Assessment is incorrect, you may schedule an informal assessment review with the Assessment Office by calling (585) 624-5254 between 9AM-4PM, Monday-Friday. Please call on or before March 14th to assure that an informal review is scheduled.

Cross- references listing the proposed 2008 assessed values of all the property in Mendon will be available in the Assessment Office. A listing of recent residential sales will also be available.

If you schedule an informal review, you should be prepared to prove your estimate of value for your property. This can be done by comparison of recent sales of properties similar to yours, a recent appraisal of your property, a recent sale of your property, or comparisons of assessed values of properties similar to yours.

The Assessment Office will review the proposed 2008 Assessment for the property but will NOT discuss tax impacts of the assessment. Taxes are a function of the budgetary process of the Town, County, and school district.

IMPORTANT DATES

  • Appointments for Informal Meetings with the Town Assessor regarding 2008 Assessments ended March 14th.
  • Property owners missing the period for Informal Meetings but wish to further grieve their assessments, may submit a letter to the Assessor detailing the grievance. Such grievance letter MUST be received in the Assessor's Office on or before April 4th.
  • Applications for appointments with the Board of Assessment Review for Formal Grievances will be accepted only between May 1st to the 27th (Grievence Day). A completed Grievance Application MUST be presented in order to schedule an appointment.

STAR PROGRAM

Any property owner with a primary structure is eligible for the star program. Applications can be downloaded using the link below. Applications MUST be submitted no later than March 1st.

Applications for exemptions MUST be submitted annually along with proof of income.

Revaluations


Dear Mendon Property Owner:

The Town of Mendon is updating a revaluation project which was completed for the 2005 Assessment Roll. Assessments should reflect current market values, therefore, it's essential to periodically review and update all assessments in the town to insure equity and fairness for all property owners.

A revaluation is not designed to increase the amount of taxes to be raised by the town, county or school district. The amount of taxes to be raised is a function of the budget process of each taxing jurisdiction. A revaluation is designed to equitably distribute the tax burden among the properties in order that all properties pay their fair share of the tax levy.
